About Cleburne Roofing Pros

A Johnson County roofing company organised around one habit — establish how much life the roof has left before anyone talks about replacing it.

The habit

The Habit the Business Is Built Around

Roofing has a reputation problem, and it is earned. The trade sits near the top of consumer-complaint tables in most states, and the reasons are consistent: out-of-area crews that appear after a storm and are gone before the warranty matters, deductible offers that are illegal, and replacement recommended on roofs that did not need it.

None of those are hard problems to avoid. They persist because the homeowner has no independent way to check the roofer's story, and the roofer knows it. The answer we settled on is to make the first deliverable a document rather than a price. Every roof gets an age, a remaining-life estimate and written findings, handed over whether or not any work follows. It is a slower way to sell roofs. It also means that when we do say a roof needs replacing, there is something behind the claim.

How We Work

  • Evaluation before quotation

Nobody quotes a roof they have not been on, and the findings are yours either way.

  • Repair stays on the table

A roof with service life left gets repaired, and that is a documented position rather than a slogan.

  • A written scope before work starts

What comes off, what goes on, what happens if the deck is worse than expected and what the allowance for that is.

  • Our own crews, working this county year-round

The people on your roof in October are the people who will be here in March.

  • Two warranties, stated separately

The manufacturer warrants the material. We warrant the workmanship, in writing, and the two are not the same document.

On Licensing, Which Is Worth Explaining

Texas does not issue a state roofing licence. There is no number a Texas roofer can publish, and no state board to check one against, which is why so much roofing advertising here says licensed and insured while carefully not saying licensed by whom. We would rather explain the gap than paper over it. What we carry is insurance — the general liability and workers' compensation coverage this work requires — and we will send proof of it before anyone climbs a ladder. If a contractor in this state tells you they are state licensed to roof, ask them for the number.

On Insurance Claims

We document damage and write the scope you submit. We meet your adjuster on the roof. We do not file, handle or negotiate claims, because Texas law reserves that for licensed public adjusters and a roofing contractor is not one. We also will not waive or absorb a deductible, which is a criminal offence in this state. Both of those are limits we are glad to have, because they are the exact places the trade's worst behaviour happens.

Where We Work

Cleburne and the rest of Johnson County — Joshua, Keene, Burleson, Alvarado, Godley, Rio Vista, Grandview, Venus, Cresson and the smaller communities between them. The whole county, from one base, with one crew list.

Start With an Evaluation

An age, a remaining-life estimate and written findings. Then, and only then, a conversation about price.
